Anti-Social Behaviour

Anti social behaviour is any behaviour that interferes with the quiet enjoyment of your home. It is usually the bad behaviour of a few individuals that can affect the quality of life in a neighbourhood. Often, anti social behaviour involves being an inconsiderate neighbour. It covers everything from noise nuisance, disputes with your neighbour, drug dealing or physical violence.

All tenants and leaseholders have the right to enjoy a decent, secure and peaceful living environment, where they can enjoy their home without disturbance from anti social behaviour or being harassed because of their race, culture, religion, nationality, ethnic origin, sexuality, age and disability.

Anti social behaviour can include verbal abuse, intimidation, damage to property, threats of violence, graffiti, vandalism, noise nuisance, drug misuse, car repairs and low level criminal activities. Racial harassment is any incident which is perceived to be racist by the victim or any other person. It can include name calling, bullying, graffiti, damage to property and incidents of violence.

Whenever possible we try and resolve issues of anti social behaviour without using legal action. It is very helpful if the parties involved are prepared to talk about the problem, Tristar have access to the service of the UNITE mediation service.  For more information contact the Anti-Social Behaviour Reduction Team.

Where there is clear evidence relating to a Tristar tenancy (or members of a household),Tristar Homes' Anti-Social Behaviour Reduction Team will lead and control the process to resolve the problems and bring about a satisfactory conclusion.

Patch Managers from local housing offices (click here for contact details) will manage each initial case. However, cases which are designated AMBER (see table below) will be managed by the Reduction Officers via referral from the Patch Manager. An Action Plan will be agreed with the complainant which will include an agreement as to how often they would like to be updated and a Witness Pack will be issued giving advice and assistance on how to complete Diary Sheets and giving details of other agencies.

Stockton Borough Council's ASB Team take the lead on RED cases (see table below) where the problem is most serious and requires a higher level of intervention. See below for contact details.
