What about Major Works?

When major works/ refurbishments are required to your block, such as lift installation, cavity wall insulation, window replacement or rewiring communal areas, in line with the Commonhold and Leasehold Reform Act 2002, we will carry out a consultation process with all relevant leaseholders.

This is a legal process that must be adhered to, which enables the landlord to charge leaseholders for their share of the costs for major work, improvements or long term contracts.

The type of consultation followed is dependant upon the costs of the work involved and the potential cost to each leaseholder. Each process can take months to complete.

Please be aware that charges for Major Works can be high for schemes such as lift replacements or roof renewals. To assist in the repayment of these bills we operate a Loan Scheme available to leaseholders who fit a certain criteria. This is subject to interest charges.

The Leasehold Manager is currently in discussions with Stockton Borough Council to offer all leaseholders with large Major Works bills alternative repayment methods. Once agreed we will ensure all leaseholders are aware of these options.

In exceptional circumstances we may offer to put a "charge" on your lease. This means we will not charge you the cost of the works at present but we will be repaid when the property is sold. This is also subject to interest.
