What are my repairs and maintenance responsibilities?

The inside of your flat or maisonette, and any service pipes and cables that serve your flat only, are your responsibility.

This includes items such as heating, internal doors, pipe work and decoration.

What are Tristar Homes' repairs and maintenance responsibilities?

It will keep in good repair the structure and exterior of the building and the common parts. This includes roofs, drains, windows (frames - not the glass), external doors, communal lighting and shared paths.

If repairs to the building or the common parts are needed, this should be reported to the Repairs Call Centre on freephone 0800 174991.

These repairs will receive the same priority as if reported by a tenant of Tristar Homes, and dealt with, depending on the urgency, accordingly.

We will carry out the repairs as necessary, and you will be charged a share of the cost of these works as part of your Service Charge, depending on the number of flats in the block.

As of April 2008 you will receive a quarterly repair statement to show you what you will be charged at the end of the year.

In order to improve our service delivery we have recently made available to all leaseholders the full Repairs and Maintenance program currently received by all tenants. This includes an "emergency make safe" service operating out of hours. You will be charged the full costs of these repairs, however when you report such a repair you will either be given the costs over the phone by our repairs call centre staff or a Technical Officer will call at your home to ascertain the exact nature of the repair and give you an estimate of the charge. You decide if you want us to carry out the repair. You can have your own contractor to carry out internal repairs only. Tristar Homes or its agents carry out all communal works. Gas appliance servicing

We realise that finding a reputable, CORGI registered company to service your gas appliances can be difficult, as there are many companies offering similar services at competitive prices.

Why not let us carry out this service?

We will provide an annual service for your boiler only for £37.00 plus VAT, OR a one off annual service for your boiler and gas fire for £53.00 plus VAT. Let Tristar Homes give you peace of mind that your service has been carried out professionally by qualified tradesmen.

Can I install my own windows and doors?

If you want to install your own windows and doors you must write to the Leasehold Section to request permission to do so giving details of the work to be carried out and the name of the Contractor. We will reply to you in writing informing you of our decision. If we agree to your request we will inspect the property once the installation is complete to ensure the work has been carried out to an acceptable standard.

Painting Programme

Tristar homes is responsible for the painting of all communal areas within your block. External communal areas will be painted every 5 years. This can also include the windows and doors to your flat if you choose the full painting program. You will be billed for the work after the painting has been completed. The cost is spread over 5 years.
