Asbestos Policy Statement

Tristar Homes Ltd affirms that no new or second hand asbestos containing materials will be used in any of its premises and to this end will specify that no asbestos based products are to be used in their contracts for building, refurbishment or repair works.

Tristar Homes Ltd will undertake the necessary monitoring, treatment or removal of asbestos from its premises in a planned and rational manner and to this end:

• Tristar Homes Ltd will undertake a programmed survey of its housing stock with the object of ascertaining the presence of asbestos containing materials within the premises.
• Prior to the appointment of any Contractor to work on or remove asbestos, Tristar Homes Ltd will satisfy itself of the competence of the Contractor, by seeking sight of appropriate accreditation certificates and licences.
• Tristar Homes Ltd will classify the risk presented by any asbestos containing materials found on its premises and will monitor, treat or have removed the asbestos in accordance with set criteria which will be revised as circumstances require
• The classification(s) for each dwelling or work area surveyed will be entered in a register and this register will be open to inspection
• Person(s) will be nominated whose name(s) will be displayed within the register to whom all enquiries concerning the register and its contents should be addressed.
• Monitor and enforce legal standards for healthy housing and related environmental conditions
• Will deal effectively with enquiries for help in respect of housing related issues.
• Agree safe working practices with employees, Strategic Partners, Contractors and Sub-Contractors based on the HSE (HSG210 Asbestos Essentials Task Manual)
• No work on dwellings, or workplaces likely to involve asbestos, will start without reference to the register.
• Guidance and training will be given to all Tristar Homes' Ltd employees, likely to come into contact with asbestos products, on its nature, effects and location.
• Tristar Homes Ltd will make adequate provision for the collection and disposal of all household asbestos waste within its area, where no alternative service exists
• Tristar Homes Ltd will undertake to provide information to its customers concerning asbestos products that may be encountered in their home.
• Tristar Homes Ltd will periodically monitor all installed asbestos products to ensure that deterioration has not taken place that would necessitate repair or removal.
• The Company's Policy on the Management of Asbestos will also apply to those companies working in partnership with Tristar Homes Ltd
• Tristar Homes Ltd will, as appropriate, revise and update this policy.

The protocol for all further investigation shall be the continued safety of customers, employees, visitors and the general public.
