Responsive Repairs
With around 30,000 responsive repairs undertaken each year it is also one of the most frequently used services we provide. Responsive repairs can be defined as: "Work usually requested as a single job, required to ensure the health, safety, security and comfort of the occupants or the proper working of the building as a dwelling". They are also sometimes called 'day to day' or 'jobbing' repairs and are usually reported by customers to our Repair Contact Centre staff.
What if I am not in when the tradesman calls?
Before the repairs are input onto our computer, the Repairs Assistant at the Contact Centre will ask you to specify particular dates when you will be in for the tradesman to call. If you are not in when the tradesman calls, a card will be left asking you to contact the Repairs Contact Centre to arrange an alternative date. You should be aware that you may be charged a callout fee, even though you may not have had any work carried out. This is because Tristar Homes Limited is still charged a fee by the contractor for attending your property to carry out the repair.
When you are requesting repairs to your property, it is very important that you give accurate dates when you are certain that there will be someone at your home.
Who will carry out the responsive repairs to my home?
Most works are carried out by ourselves but we may occasionally sub-contract as appropriate. All tradesmen work to a 'Code of Conduct' which covers a range of standards such as carrying identification, dress, politeness, keeping sites clean and tidy etc. If you wish to alter any part of your home, you MUST obtain permission from us first by contacting your local Housing Office. If you carry out alterations without permission you may be faced with a bill for the cost of us having to rectify the alteration.
Each request will be considered individually by your local Patch Manager and, as part of the 1994 Citizens Charter, you may be able to claim compensation for improvements you have made when you terminate your tenancy.
