Tenant Responsibilities
As a basic guide, we are responsible for repairs to:
- The structure and exterior of your home - roofs.
- Walls, outside doors, window frames, drains.
- Gutters and external pipes, fencing etc.
- Installations - gas and electric services from your meter and water services to and in your home.
- Baths, basins, sinks, toilets etc.
- Communal areas - lighting, doors, stairways etc.
Tristar Homes Limited is committed to providing a quality Repairs and Maintenance service. However, there are some repairs which are the tenants responsibility. We have also produced a comprehensive list of over 100 repairs which will give you an idea of repairs and whose responsibility they are, you can obtain a copy of the list by contacting the Customer Service Centre, or your local Housing Office. To assist 'vulnerable tenants' we are providing an Estate Caretaker Service, through which some minor repairs will be completed.
Repairs that are a tenants responsibility:
- Artexing.
- Bath Panel.
- Bath plug and chain.
- Blinds (Window).
- Bolts to front and back doors.
- Chimney sweeping - if identified during servicing of the appliance that the chimney is heavily sooted, then the Contractor will sweep.
- Coat hooks.
- Coving.
- Front door weather strips and draught excluders.
- Garden taps.
- Gas cooker bayonet.
- Internal locks, eg WC door.
- Internal meter boxing in.
- Light fittings.
- Tumble dryer outlet.
What is a vulnerable tenant
We realise that not everyone is able to do all of the jobs which come under the heading 'tenant's responsibility'. We have therefore set up a scheme to help. We class a vulnerable tenant as a person who is either a pensioner and or disabled, who does not have a carer or a relative to help. To be included on the register please contact your Housing Office.
