Estate Caretaker Service
We provide an Estate Caretaker Service across all areas of the Borough to Council-owned homes. The service was originally set up in 2000 with 1 Caretaker. This was expanded to 3 Caretakers in 2002 and further increased to 4 following a review of the service in 2006.
What hours do the Caretakers work?
The Caretakers work Monday - Friday and are on site between 8.30am and 4pm daily.
Caretakers wear a uniform whilst on site and also carry identification. They travel about the Borough in vehicles carrying the Tristar Homes logo.
What are the roles and responsibilities of the Caretakers?
These will only apply to Council dwellings where the registered tenant/s are either of pensionable age and/or are disabled and living alone with no other support and are registered on our Customer Contact Register :
- Repairs to external doors furniture handles etc.
- Replace glazing
- Replace / repair locks due to mechanical failure and supply keys if required
- Replace light bulbs, fluorescent strips and starter motors (only if replacement item is supplied by tenant).
- Repair standard light switches to keep safe
- Renew / replace fuses as appropriate
- Repair internal doors (handles, re-hanging etc)
- Bleed radiators and adjust thermostatic controls
- Repair dripping taps
- Replace plug and chain
- Clear blocked wash hand basin and bath
- Refix wc seat and cover
- Repair internal cupboard doors (handles, re-hanging etc)

- Removal of litter / rubbish from communal areas
- Cleaning graffiti
- Gritting paths / clearing snow in winter in priority areas only e.g. within vicinity of OAP accommodation
- Reporting of defective or missing road signs
- Reporting unauthorised parking and abandoned vehicles
- Reporting dumped rubbish
- Reporting vandalism/anti-social behaviour
- Reporting deteriorating highways/pavements
- Reporting poor condition of communal flower beds /grassed areas
- Reporting defects to communal areas such as lighting, flooring, communal doors, communal mats and wells.
- Internal decorating works to communal areas.

How can I contact the Estate Caretakers ?
At the moment, all requests for work should be directed through your local Neighbourhood Housing Office via your Patch Manager. Your Patch Manager will confirm the work can be done and pass this over to the Service.
How long will I wait before the work is completed ?
The Estate Caretaker Service operate on a four weekly cycle in each of our Neighbourhood Areas. However, if the job is of an urgent nature, the work will be pulled forward and we will arrange to do the work at a time suitable to yourself.
