How do we calculate your rent?
48 Week Rent Year
Your yearly rent is payable over 48 weeks. This means that there are 4 non-payment weeks per year during which you will not be charged rent, usually weeks 1 & 2 and weeks 39 & 40 although this may vary slightly from year to year.
However, if you have a Court Order to pay rent plus an amount relating to arrears each week, then you must still pay the amount relating to the arrears, otherwise you will be in default of the Court Order.
How does the rent I pay compare with other Councils and Housing Associations?
The Government says that all Councils and Housing Associations should work out their rents in the same way. The aim is that by 2012, rents for similar homes owned by Councils and Housing Associations in the same area will be comparable, no matter who the landlord is.
How will we reach the target rent?
The Government says that Councils should be charging the full target rent for each of their properties by 2012. Your existing rent will move towards the target rent for your home in 6 steps between 2006 and 2012.
Your rent will be worked out by a Government formula, using the current national average rent of £65.72 and adjusted to reflect three things:-
- The number of bedrooms in your home.
- The average wages in the North East.
- The value of your home.
70% of your rent will be based on the number of bedrooms in your home and the average wage in the North East and 30% on the value of your home.
What it is important for you to know is that rent increases are currently restricted to a 5% annual increase and that your rent is calculated over 48 weeks as described above.
Your Right to Appeal
If you think your home has been valued incorrectly you have the right to appeal. You can do this by contacting your local area office.
